Preparing Your Home for Winter: A Plumber\'s Checklist for Weston-super-Mare Residents

As autumn gives way to winter here in Weston-super-Mare and across North Somerset, the demands on your home\'s heating and plumbing systems increase dramatically. A little preparation now can prevent costly emergency repairs later – and ensure you stay warm and comfortable when the temperature drops.

Here\'s our professional plumber\'s checklist to help you winterproof your home before the cold really sets in.

Why Act Early?

Plumbers are busiest during cold snaps when everyone\'s boilers break down and pipes freeze. By preparing in autumn, you get quicker appointments and avoid being left in the cold when everyone else is calling for help.

1. Book Your Annual Boiler Service

If there\'s one thing on this list you absolutely shouldn\'t skip, it\'s getting your boiler serviced before winter. An annual service by a Gas Safe registered engineer checks that your boiler is running safely and efficiently, identifies potential problems before they become breakdowns, and keeps your warranty valid.

A boiler that breaks down on the coldest night of the year isn\'t just inconvenient – it can be a real hardship, especially for families with young children or elderly relatives. A service now gives peace of mind all winter long.

2. Bleed Your Radiators

Over time, air can build up in your central heating system and collect at the top of radiators. If you notice cold spots at the top of your radiators while the bottom is warm, they need bleeding. Here\'s how:

  • Turn off your central heating and let it cool
  • Use a radiator key to open the bleed valve (usually at the top corner)
  • You'll hear a hissing sound as air escapes
  • When water starts to drip out, close the valve
  • Check your boiler pressure afterwards and top up if needed

Doing this simple job ensures your radiators heat up fully and efficiently, getting the most out of your heating system.

3. Insulate Exposed Pipes

Frozen pipes are one of the most common plumbing emergencies in winter. When water freezes, it expands and can burst pipes, leading to flooding and expensive damage when the thaw comes.

Identify pipes in vulnerable locations:

  • In unheated spaces like lofts, garages, and outbuildings
  • Against external walls
  • Under the kitchen sink if it's on an outside wall
  • The condensate pipe from your boiler

Foam pipe insulation is cheap, widely available from DIY stores, and easy to fit yourself. Pay special attention to bends and joints where freezing often starts.

4. Know Where Your Stopcock Is

In a plumbing emergency, being able to turn off your water supply quickly can make the difference between a minor incident and major flood damage. Make sure everyone in your household knows where the internal stopcock is (usually under the kitchen sink or in a utility room) and that it turns freely.

If your stopcock is stiff or seized, now is the time to get it fixed or replaced – not when you\'re ankle-deep in water.

5. Clear Your Gutters and Drains

Blocked gutters can overflow and cause damp in walls. In freezing conditions, overflowing water can create ice sheets on paths and driveways, creating a hazard. Clear leaves and debris from gutters, and check that downpipes are draining freely.

Similarly, check external drains and gullies are clear and flowing. Blocked drains back up more readily when winter rains arrive.

6. Check Your Hot Water Cylinder and Tank

If you have a hot water cylinder, check the insulation jacket is in good condition. In the loft, ensure any cold water tanks are properly insulated – but don\'t put insulation under them, as they benefit from heat rising from the rooms below.

Consider upgrading to an unvented cylinder if you want to eliminate the cold water tank in the loft altogether – these modern systems provide mains-pressure hot water and remove the risk of frozen loft tanks.

7. Service Your Outside Tap

If you have an outside tap, it\'s vulnerable to freezing. Where possible:

  • Turn off the supply to the outside tap using the indoor isolation valve
  • Open the outside tap to drain any remaining water
  • Consider fitting an insulated cover over the tap

8. Test Your Heating Before You Need It

Don\'t wait until the first cold snap to find out your heating isn\'t working. Turn on your heating system while the weather is still mild and check that all radiators are heating up properly, the boiler fires without any error codes, and the thermostat and timer are working correctly.

If anything seems wrong, it\'s much easier to get a plumber out in October than in January when everyone\'s heating is breaking down.
